What is a sales instruction and what does it contain?

The sales instruction is the contract by which you entrust the sale of your property to an IPI-licensed real estate agent. It sets the asking price, the duration, the fees and what the agency commits to doing.

At ZORI Properties, the sales instruction is written, clear and read together before signing. It specifies:

  • the asking price and the agreed negotiation margin;
  • its form, exclusive or non-exclusive, and its duration, three to six months depending on the file;
  • the fees: 3% excl. VAT of the sale price, with a minimum of €7,500 excl. VAT;
  • when they are due: on signing the deed, or when the condition precedent is lifted once the preferential creditors have been paid off;
  • the marketing plan: photos, video, virtual tour, broad marketing or discreet sale.

Our agents are licensed by the IPI (Belgian Institute of Real Estate Agents) and bound by its code of ethics. Their professional liability is covered by insurance.

Frequently asked questions

Exclusive or non-exclusive instruction?

Both exist. Exclusivity allows a complete marketing plan and a single point of contact for buyers; we choose together the formula that suits your property.

How long does a sales instruction last?

Three to six months depending on the file, a duration written into the instruction.

How much are the fees and when are they paid?

3% excl. VAT of the sale price, with a minimum of €7,500 excl. VAT. They are due on signing the deed, or when the condition precedent is lifted once the preferential creditors have been paid off: never before the sale is secured.
